The "Register your rental property" service rolls out region by region from 15 December 2026, starting in the West Midlands. Your deadline depends on where your property is, and once your region's 3-month window closes, letting or marketing unregistered can mean a penalty of up to £7,000. Registration costs £65 per property per year. Find your deadline in ten seconds, free.

One question, from the official regional rollout table. Nothing you pick leaves this page.

| About you | About the property | Documents |
|---|---|---|
| Your details (or company address, phone, email), plus the freeholder, any superior landlord and any property manager | Address, occupants and households, any HMO or selective licence numbers, furnished status, rent amount and frequency, included utilities | Gas safety record, EICR or EIC with expiry, most recent EPC (and any MEES exemption) |
Each property registers separately at £65 per year - there is no bulk upload, so portfolio landlords should plan time inside their window. You can register early from 15 December 2026, and the fee is pro-rated during rollout so it costs no more.
What it is not: fill-in templates and checklists, not legal advice. The pack does not register you and does not guarantee compliance; always follow the current official pages linked inside.

My agent handles everything. Do I still need this? Registration is the landlord's legal duty even when an agent helps, and the service needs data many agents do not hold (licence numbers, EICR expiry, freeholder details). The checklist shows you exactly what to hand over - and how to confirm the registration actually happened.
I let one flat in another region from where I live. Your deadline follows the property's region, not yours. If the flat is in Birmingham, the West Midlands dates (15 December 2026 to 14 March 2027) apply even if you live in London.
Is this legal advice? No. It is a checklist and tracker pack built from GOV.UK and the official Housing Hub guidance. Confirm your position against the official sources or with a qualified adviser.
